Rent Service Fee
If somebody who is letting a property has a rent service or rent charge to pay, and grants it to another for term of life, by legal documentation, rendering to a certain rent, the reservation is void ; because rent cannot be charged with other rent; for it cannot be put in view.
Where a person grants a future interest in lands, as a lease for years to commence in future, he may reserve a rent immediately; for it will be a good contract to oblige the tenant and to ground an action of debt. The tenant may be able to pay some of the rent and then this will act as collateral by the landlord when the tenant comes into possession. It should be observed, that if a letting be made in a special way then reserving rent, such reservation is good to bind the tenant to the property.
